Analisis económico financiero del sector de la promoción inmobiliaria

Abstract

RESUMEN: El objeto del presente trabajo es el estudio sobre la evolución del sector de la promoción inmobiliaria en España en el periodo comprendido entre los años 2013 y 2016, ambos inclusive. Los objetivos del trabajo han sido primordialmente analizar la situación del sector en el ámbito europeo, estatal y regional, y verificar objetivamente la anunciada recuperación en el sector después de haber sufrido una de las crisis más profundas en la historia económica de España. Para realizar el trabajo, se han utilizado datos objetivamente cuantificables y se ha realizado un análisis económico financiero de una muestra del sector, incluyendo un análisis financiero a corto y a largo plazo y un análisis de los resultados y la rentabilidad del sector. También se ha realizado un breve análisis del marco regulatorio del sector. Para la obtención de los datos se ha utilizado la base de datos SABI, que ha permitido acceder a las cuentas anuales de doscientas empresas promotoras. El criterio de búsqueda para la elección de las empresas ha sido el de seleccionar aquellas con actividad y con los beneficios netos más altos en el año 2016. A partir de los datos recogidos se han elaborado distintas ratios económico financieras que han ayudado a la realización del análisis económico financiero. Los resultados que se han obtenido, después del estudio de un amplio espectro de variables y datos objetivos, han permitido un análisis en profundidad y con rigor del sector. Entre los datos analizados, se ha incluido el número de transacciones inmobiliarias, las cuales han tenido un incremento. En cuanto al cálculo de las ratios, se ha podido observar una creciente mejoría a lo largo del periodo estudiado, si bien las cifras no se acercan a los óptimos de las distintas ratios. En resumen, el trabajo ratifica que la anunciada recuperación del sector sí se está produciendo, aunque aún tiene un amplio margen de mejoría para alcanzar las cifras de la época precedente al estallido de la crisis.

ABSTRACT: The object of the present work is the study on the evolution of the sector of the real-estate development in Spain in the period understood between the year 2013 and 2016, both inclusive. The aims of the work have been basically to analyze the situation of the sector in the European, national and regional area, and to check objectively the announced recovery in the sector after having suffered one of the deepest crises in the economic history of Spain. To realize the work, quantifiable data have been used and there has been realized an economic financial analysis of a sample of the sector, including a financial analysis to shortly and long-term and an analysis of the results and the profitability of the sector. Also there has been realized a brief analysis of the regulative frame of the sector. For the obtaining of the information there has been in use the database SABI, that allowed access to the accounts of two hundred developers companies. The criteria of search for the choice of the companies was the select those with activity and with the highest net profits in the year 2016. From the data collected there have elaborated different economic financial ratios who have helped to the accomplishment of the economic financial analysis. The results that have been obtained, after the study of a wide spectrum of variables and objective information, have allowed an analysis in depth and with rigor of the sector. Between the analyzed information, there has been included the number of real-estate transactions, which have had an increase. As for the calculation of the ratios, one could have observed an increasing improvement along the studied period, although figures do not come to the optimum of the different ratios. In short, the work confirms that the announced recovery of the sector if it is occurring, though still it has a wide margin of improvement to reach the numbers of the previous period to the outbreak of the crisis.
