Plan de viabilidad: complejo deportivo en Suances

Abstract

RESUMEN: En este trabajo nos planteamos poner en marcha la construcción de un complejo deportivo en Suances. Suances es una villa marinera en clara expansión. Hoy en día, cuenta con casi 9000 habitantes, los cuales aumentan cada año y en las temporadas de verano se duplica o incluso triplica al número habitual de residentes. La combinación de edades en la villa hará posible que el máximo uso y disfrute de este complejo esté garantizado. A pesar de ello, no cuenta con unas instalaciones deportivas a la altura de una villa con estas dimensiones. La composición de este complejo va desde la construcción de una piscina climatizada, pista de pádel y tenis, así como la remodelación del campo de fútbol y un gimnasio. El proyecto se realizará en una zona costera, es decir, en la parte baja del pueblo. El terreno donde se va a construir es propiedad del Ayuntamiento con lo que se va a desarrollar mediante una concesión administrativa, beneficiosa para ambas parte de la negociación. Para poder realizar el proyecto, se ha hecho un análisis del entorno, un estudio empírico sobre la gente que acudirá y sus motivos, consultas a diversas empresas de construcción así como visitas al Ayuntamiento y a una entidad bancaria para conocer con total detalle cómo se actúa y se solventan estas situaciones. Uno de los aspectos más importantes es el compromiso social del complejo deportivo, algo novedoso en construcciones de este tipo. Desde este, se van a promover las actividades de ocios externas al servicio habitual como por ejemplo, carreras solidarias, charlas de convivencia, etc.

ABSTRACT: In this work we plan to start the construction of a sports complex in Suances. Suances is a sailor village in clear expansion. Today, it has almost 9000 inhabitants, which increase every year and in the summer seasons doubles or even triples the usual number of residents. The combination of ages in the villa will make possible the maximum use and enjoyment of this complex is guaranteed. Despite this, it does not have a sports facility at the height of a villa with these dimensions. The composition of this complex goes from the construction of a heated pool, paddle tennis court and tennis, as well as the remodeling of the football field and a gym. The project will be carried out in a coastal area, that is, in the lower part of the village. The land where it is to be built is owned by the City Council with what will be developed by means of an administrative concession, beneficial for both part of the negotiation. In order to carry out the project, an analysis of the environment has been made, an empirical study on the people who will come and their motives, consultations with various construction companies as well as visits to the City and a bank to know in detail how to act and these situations are solved. One of the most important aspects is the social commitment of the sports complex, something new in constructions of this type. From this, are going to promote the activities of external leisures to the habitual service like for example, careers solidarity, talks of coexistence, etc.
