abstract = {RESUMEN: El objeto de este trabajo es el análisis y evaluación de la inversión que el Real Madrid va a realizar para la construcción del Nuevo Santiago Bernabéu.
En primer lugar, se ha realizado un recorrido por los proyectos de similar envergadura que se han llevado o se están llevando a cabo en España y Europa, analizando sus principales características: arquitectos encargados del proyecto, tiempo de construcción, inversión, formas de financiación, prestaciones…
Posteriormente, para ir centrándonos en el objetivo principal del trabajo, se resume la historia y posteriores remodelaciones que se han acometido en el estadio. A continuación, se explica en qué consistió el concurso convocado por el club, para encontrar un proyecto que se adaptara a las especificaciones requeridas. Tras un largo proceso en el que participaron trabajos de estudios arquitectónicos de gran prestigio mundial, el elegido fue el propuesto por los estudios GMP Architekten/L35/Ribas.
Para la realización del análisis y evaluación de la inversión, hemos empleado tres métodos: VAN, TIR y Payback. Esta parte práctica se divide en dos apartados:
En el primero se evalúa el proyecto del Nuevo estadio para lo cual hallamos los Flujos de Caja Libres (FCL), los cuales se utilizan para calcular los tres métodos citados anteriormente. Posteriormente, para reforzar el análisis obtenemos los Flujos de Caja del Accionista (FCA) y Flujos de Caja de Capital (FCC) para ver si el club puede hacer frente a las distintas obligaciones que surgen en el proyecto.
Por último, hemos llevado a cabo una serie de análisis de sensibilidad con el objetivo de comprobar la variación del VAN si se produjera algún cambio en las variables del proyecto. En concreto han sido dos los análisis realizados: el primero para comprobar si el proyecto del Nuevo Bernabéu sigue siendo rentable si el Actual estadio pudiera seguir prestando sus servicios durante más años y el segundo sobre la variación del VAN ante cambios en la inversión requerida y en los ingresos generados por el nuevo proyecto.
Los resultados obtenidos han sido positivos por lo que a priori la realización de este proyecto supondrá unos grandes beneficios para el club blanco.},

Firstly, we present some projects of similar size that have been or are being carried out in Spain and Europe, analyzing their main characteristics: architects in charge of the project, construction time, investment, forms of financing, benefits...
Later, focusing on the main objective of the work, we summarized the history and subsequent renovations that have been undertaken in the stadium. Afterwards, we explained the competition organized by Real Madrid to find a project adapted to the required specifications competition. After a long process involving architectural studies worldwide prestige, the choice was the project proposed by GMP Architekten/L35/Ribas studies.
To carry out the analysis and evaluation of the investment, we have employed three methods: NPV, IRR and Payback. This practical approach is divided into two sections:In the first one we evaluated the project of the new stadium, for which, we estimate the Free Cash Flows which are used to calculate the three methods mentioned above. Later, to strengthen the analysis, we obtain the Cash Flow Shareholders and Cash Flows of Capital to test if the club can cope with the various obligations that arise in the project.
Finally, we have carried out a series of sensitivity analyzes in order to check the variation of NPV if there are any changes in project variables. Specifically, two analyzes have been done: first to check if the project New Bernabéu is still profitable if the Actual stadium could continue to serve for more years and the second about the variation of the NPV to changes in the investment required and the revenue generated by the new project.
The results have been positive so the realization of this project will provide a great benefit to the club.},
